Sources of chronic moisture must be present in order for house mold to form and grow in your attic. Sometimes the moisture comes from the outside and sometimes from indoors; like humidifiers, laundry rooms, baths, and even cooking. High levels of warm, moist air are often present, especially in the bath and kitchen. Hopefully all bathroom fans and kitchen vents are properly ducted to the outdoors and not into your attic. Hopefully your attic is well vented as well. It is often thought that moisture can be eliminated by adding more ventilation in the attic. True, but not completely.
An out-of-balance ventilation system may draw more moisture into your attic and make conditions worse. If you want to keep your attic dry, you need to look to your home interior for sources of moisture.
We all know that warm air rises; and, as it goes up it takes moisture with it. Your goal is to stop warm moist air from getting into your attic. Be aware that air leaks are a frequent source of chronic moisture that can cause attic mold. An improperly sealed attic will allow upward traveling moisture to enter into it. Gaps around fans and recessed lights, or even around the chimney allow warm, moist air to flow into your cold attic. Once the moisture is inside of your attic it will condense on the colder surfaces like roof sheathing creating the chronic damp condition that house mold loves.
Black mold leads to rotten wood. More importantly however, it can cause serious health problems in people with allergies or respiratory diseases such as asthma or weakened immune systems.
